Saffron Court provides a total of 30 units of which 55% are large family homes and 45% are flats. The scheme achieves an overall density of 67dwellings/hectare and delivers a total of 240 habitable rooms through a combination of flats over 3 bed maisonettes and a block of flats framing the development on one end of the site. A third of the homes are offered as intermediate tenure and the remainder as affordable rent.
Saffron Court is an exemplar model for delivering much needed family and affordable accommodation in similar fringe city, suburban, and urban locations in London. The scheme provides a wide variety in the mix and layout of homes recognising and accommodating the needs of the local community. The project demonstrates how similar surplus or underutilised Local Authority sites can be replanned to meet the growing need for homes, through clever of use of appropriate housing typologies.
